Ideal village location
East Mill House is located in the delightful village of Grinton, Swaledale, just 1 mile from Reeth and 10 miles from Richmond. The house is ideally located for a number of outdoor activities in Swaledale, from walking to mountain biking. Swaledale is the most northerly dale in the Yorkshire Dales National Park. East Mill House is situated over looking St. Andrew's Church, known as 'The Cathedral in the Dale'. East Mill House is within approx. 2 mins walk of the local Pub - The Bridge Inn, which has a restuarant, provides bar meals, and accepts dogs in the bar - a great pub to visit for your local ale! Reeth has further pubs and restuarants for that special meal, shops, post office, bakery, ice cream parlour, tea rooms, photo gallery and a weekly farmers market. Richmond is within easy reach, as is Leyburn, both of which have a wider variety of shops, castles, and other local attractions.

Ground Floor
Entry to East Mill House is via the entrance porch to the entrance hallway. Off the hall is the kitchen with Aga, dining room with open fire, sun room and sitting room with a multifuel stove. There is also a groud floor cloakroom.
Kitchen
Fitted with an oil fired Aga, electric 2 ring hot plate, a combination microwave/oven, fridge, freezer, kettle, toaster, dishwasher, breakfast table and chairs.
Utility Room
Situated outside the property with travel cot, high chair, washing machine, dryer, iron and ironing board.
Dining Room
Table and chairs to comfortably seat 6.
Sauna
Situated outside the property - a great place to relax!
Living Room
The living room has a multi-fuel stove, TV with Freesat, DVD player, radio/cd player, telephone. Will comfortably accomodate 6 adults.
First Floor
The four bedrooms on the first floor are reached via 2 staircases. The first staircase leads to 2 of the double bedrooms. These 2 bedrooms both have underfloor heating and en-suite shower rooms. These shower rooms have shower cubilcle, WC, wash basin, heated towel rail and shaver point. The second staircase leads to the 3rd double bedroom with church views. A further step leads to the twin bedroom. The bathroom has a bath, shower cubicle, WC, wash basin, heated towell rail and shaver point.
Garden
East Mill House has a large terraced garden with lawn and patio areas as well as a fenced field. There is a garden table, chairs and barbecue.
