Union Farm Cottage, a beautiful, detached, barn conversion which has been completely renovated to offer luxury self-catering holiday accommodation for up to 6 guests and 2 well behaved dogs. It is a wonderful holiday home to start your adventures in the Yorkshire Dales National Park.

This Dales cottage is situated in an idyllic location down a quiet, private drive within, yet on the outskirts of, the popular village of Reeth in Swaledale on the grounds of a working farm. Not many cottages in Reeth can offer the space and seclusion that this holiday home boasts, with stunning, uninterrupted views of Fremington Edge and Harkerside, yet still only a few minutes walk to the gorgeous Village Green and local amenities such as pubs, cafes shops and ice cream parlour.

This stunning barn conversion has been sympathetically modernised. Downstairs is spacious, light and airy with an open plan living space, contemporary kitchen and dining area, utility, cloakroom. In addition, there is a downstairs double bedroom with ensuite shower room.

The kitchen / dining area is stunning with large glass patio doors to bring the outside in, also offering views across the farmland and beyond to Harkerside. The living area seats 6 on comfortable seating with a large, modern wood burner adding warmth and charm and a 43inch smart TV for entertainment. The cottage is heated throughout via eco-friendly ground source underfloor heating and offers free WiFi.

Upstairs, the two spacious bedrooms are full of dales charm, boasting high vaulted ceilings with exposed oak beams, both with their own ensuite shower room. The master bedroom also has a wall mounted flat screen smart TV. Due to the layout and the combination of bedrooms both upstairs and on the ground floor, this holiday home suits a variety of guests from large families, to family’s holidaying with grandparents (who perhaps might appreciate a ground floor bedroom and shower room) or couples holidaying together as each room has its own ensuite.

Outside, the cottage is fully enclosed within its own private grounds. There is a large parking area for 4 to 5 cars, a shed for secure bike storage and a feature water well – all surrounded by fence and private gate. The south facing garden area is also enclosed behind a traditional Yorkshire stone wall and iron gate, with wooden garden furniture for alfresco dining or simply to enjoy a morning coffee or evening wine.

This holiday cottage is ideal for those who enjoy walking and cycling in the amazing Dales countryside. There are multiple walks and bike routes from the door. You can choose from gentle riverside strolls along the River Swale or the Arkle Beck to more challenging hikes up Fremington Edge or Calver Hill and more. There is also no shortage of bike rides, no matter your preference – road or off road – here in Swaledale, we have it all!

If you don’t have a bike, this cottage is only a short 10 – 15-minute walk to the Dales Bike Centre where you can hire a bike for your chosen adventure. They also offer guided tours and have an onsite café and cakery to keep you fuelled before or after your ride. Booking in advance is highly recommended.

The Swale Trail starts just up the road from the cottage. It is a purpose built, unsurfaced path which starts at Grinton and runs a 12-mile route up dale to Keld. This trail was built for families with push chairs or young children who like to ride bikes together and those with mobility issues to enjoy the countryside safely off road.

Being only a short walk to the Village Green in Reeth, you are not far away from the amenities. Reeth boasts 3 pubs all of which serve traditional pub grub, The Burgoyne Hotel which has a bar and meals for special occasions and a gorgeous Sunday roast. Reeth also has 4 cafes, 2 bakeries – including the Two Dales Bakery where you can purchase award winning loafs, a post office with shop for all your essential items, a gift shop, Swaledale cheese shop and art galleries.

Union Farm Cottage is one of our dog friendly holiday homes, two well behaved dog’s welcome. There are a number of dog friendly pubs in the area and plenty of dog friendly walks close by which makes this dales holiday cottage an ideal choice if you are looking for pet friendly accommodation.

To ensure your stay is as comfortable as possible all bed linen and towels are provided and electric is included in the rental price.

  • Union Farm Cottage is available for week bookings Saturday to Saturday.
  • We can accept short break bookings in low and winter Seasons. Short breaks are either weekend breaks (3 nights, Friday to Monday) or mid-week breaks (4 nights, Monday – Friday)
  • If you wish to book a short break in high, upper mid or mid-seasons we can do this around four weeks in advance of your arrival date (click short breaks in the Yorkshire Dalesfor more information).

    We all loved our time at union farm cottage. Inside was spotless and well equipped and outside was beautiful, surrounded by lambs and wildlife on a working farm. The short walk into Reeth for pubs and bakery, over the bridge to Grinton and along the Swale Trail or further afield up the hills were excellent (if a little muddy!). The owner and host were friendly and helpful. We didn’t want to leave.

    Can’t fault the place, lovely and clean. Nice bottle of wine and some milk awaiting us. Nice to see rabbits, ducks and pheasants walking around the boundary of the property. Less than 5 minutes walk into Reeth. Would stay here again 10/10.

He kindly answered all our questions about the history of the area, and when I explained I was looking for help in researching the history of my ancestors in the Dales, he helped us out with local knowledge. It was a big bonus. The views from the outdoor seating area are spectacular. We had a great stay.

    Beautiful cottage. Well equipped with everything you need. Very good quality bedding and mattresses. Biscuits and wine left for us on arrival. Owners were so helpful when my little pup needed to be seen by a vet. They went out of their way to make sure I was seen quickly. Reeth itself is such a lovely little village. Very Dog Friendly. Three Dog friendly pubs. Good food. There’s a well stocked shop open every day as well as a post office and a bakers shop. Would love to go again!

The location is perfect for walks and the views are amazing. The cottage was lovely, had a secure garden for the dogs, lovely outside seating area and 3 en suites. We would definitely book again. We were greeted with wine and biscuits, which was a lovely touch. The house itself is perfect, beautiful inside & out.     A beautiful, spacious, luxury cottage in a lovely village a few minutes walk to good pubs. We felt like we were in the middle of nowhere with lovely views but everything was on the doorstep including good walks, shops and restaurants. The accommodation was spacious, really nicely furnished and each bedroom had an en-suite. I loved the log burner and heated floor. We will definitely go back. The hosts were easy to get hold of (couldn’t get the TV working – our fault) and they came back to us right away. The kitchen is lovely and has all the pots/pans and utensils you could possibly need. The beds were comfortable with lovely pillows and duvets. We had a day out in Richmond but as there was so much in the village we didn’t feel the need to go anywhere else so explored Reeth and did some lovely walks right from the cottage. Thank you Hannah (and Clare). We will book again.

    The property was excellent, a very warm house. We had confusion, when we arrived. We could not find the key safe. It was dark. We got access as the property was open for us. The key safe was located next day to the left-hand side of door, hidden by some plants. The location is fantastic with wonderful views everywhere in the dales. The walking was good too especially to Keld, where we saw some waterfalls.

    This is a beautiful house in the perfect location as you can walk into Reeth for food or walk straight from your doorstep into magical countryside.     Perfect cottage in a perfect location. The cottage was ideal for 6 people and dogs. The downstairs bedroom was perfect for anyone with mobility issues and the wine and cake on arrival was a lovely gesture. The garden was very secure although the gate may not be if you have small dogs. Ours are terriers and they could not get out. Reeth village is just a short walk away albeit up a hill. We loved looking out to the views and watching all the wildlife and the birds that was forever changing. A fantastic place to stay.

    We had a fantastic stay at Union Farm Cottage. The cottage had everything we needed and accommodated 4 adults, 2 children and 2 dogs quite comfortably. The cottage was lovely and clean and log burner kept us cosy and warm in the snow. The location is great – 2 minute walk into Reeth and great for easy reach of Richmond and Leyburn which are only 10/15 mins away in the car. There are spectacular views from the cottage itself with sweeping views from the patio doors in the kitchen. We saw all seasons in one day – watching the snow as it approached and blew through the dale leaving brilliant sunshine behind. Glorious!! We’ll definitely be back.

    This property is extremely well appointed and furnished. Everything you could need during your week is provided. The rooms are very comfortable and it’s a great place to relax. The location is great – right on the edge of the village so extremely quiet and private and yet only a short walk to the village centre with access to the pubs and shops. We highly recommend it and can’t wait for a return visit!

    The gorgeous house is Set at the bottom of a lovely village, which has pubs, ice cream parlour, craft shops and a post office shop. The house is beautiful, spacious and has everything we as 2 families needed for a weeks stay. The views from the garden are absolutely stunning, lovely to sit out on the patio for drinks it’s so peaceful! Each bedroom is en-suite which is fabulous. There is also a utility room useful if you get wet or muddy! Walking distance to dales bikes, where you can hire mountain bikes and follow the swale trail to another pub for lunch!

    A beautiful cottage, with great facilities, in the heart of Swaledale, surrounded by great views. The hosts, Clare and Paul, are most welcoming and helpful. Although the cottage is only a short walk to the centre of Reeth, it is set back from the road and quiet; you feel as though you are alone in the farmland. Good outdoor space. Reeth is lovely, with good pubs. The kitchen in the cottage has everything you need, so we only ate out once. The CB in Langthwaite has very good food. If you plan to cook, then stock up before you arrive; the village shop is limited (fine for emergencies) and the nearest supermarket is a good drive away. We came from the south, and used Booths in Ripon, which is excellent. The Two Dales Bakery is outstanding https://www.twodalesbakery.co.uk/. They ask you to order two days beforehand, and this is easily done via their email. Their pain de campagne sourdough and sausage rolls kept us going on all our walks. If you’re coming to Reeth to walk, you probably don’t need my advice. But just in case: the Cicerone guide for N&E Yorshire dales has many good suggestions and, unusually, the geological information is accessible and accurate. Other guides are available, I’m sure. Paul will recommend Muker to Keld, and he is right. An obvious gap in the Cicerone is Muker to Gunnerside, which can be made into a loop, going out high then low return. Either of these can be linear if you have more than one car in the party. Don’t hesitate!
