We have put together this guide so you have all the information you need to enjoy your stay with us, from getting the most from your time in the Yorkshire Dales all the way through to checking out on the day of your departure.

Welcome to Holiday Home Yorkshire, we are a local holiday cottage agency in Reeth, Swaledale and we love the Yorkshire Dales!
We aim to offer a friendly, personal service to each of our customers through our extensive knowledge of both the cottages and the local area. Now you have booked your cottage, please use our website to help plan your stay. We are happy to help if you need any insider knowledge as we want you to make unforgettable memories in this stunning place we call home.
Hannah
It’ll most probably be Hannah you speak to when you phone or email, if you need any help or recommendations give Hannah a shout. She is a keen cyclist, runner and walker so has explored the area by foot and on wheels and loves helping people plan an adventure or two. She’s also been known to enjoy a meal out or a tipple or two in the local pubs and eateries so feel free test her local knowledge on what to do and where to go!
Sally-Ann and John
Sally-Ann orchestrates most of the day to day management of the holiday cottages. John is our handy man and gardener…generally our go to guy for anything that needs to be done in the holiday cottages to keep them shipshape for our guests. Out of work they enjoy spending time at English Heritage and National Trust sites, stately homes and gardens. They love visiting the traditional Dales pubs, finding the odd music night and sampling cakes in local tea rooms.
Danny
Danny is head of office security / office clown and helps man our unit most days. He’s a very friendly chap who’ll be the first to greet you with a sniff and a wag if you pop into our unit to say hello. Danny also helps Hannah with content for the website sniffing out the best trails for an adventure!
Before you leave home
If you haven’t already, please pop over to the guest area for your booking and complete your party details.
This reassures us that we know exactly who’s staying with us, how many people to prepare the cottages for and how to contact you should we need to.
You will also find lots of useful information including how to find the information to access your holiday home, key safe code, WiFi login and soooo much more!
To login you will require your email address and your booking number (this will be found on your booking confirmation emails).
We will provide you with the key safe code for the key safe via email. We want to make your check-in as easy as possible. So, please keep an eye out for an email from us directing you via a link to the guest area for your booking. It will be sent to you 7 days prior to arrival.
The key safe code will be detailed under the ‘Gaining Access‘ section.
Please ensure you have the key safe code before you travel. If you haven’t received it before you leave, please get in touch. There’s nothing worse than arriving somewhere new and not being able to get in!
Also, please note, there may be limited mobile signal so if you do not have your access information with you, you may have to drive to get signal – which would not be a great start to your holiday!!
What we provide
In each cottage the following is provided, so don’t worry about bringing these with you. However, please note that we supply the disposable items for your stay such as toilet rolls, kitchen rolls and firefighters as part of your starter pack. If you run out during your stay you will need to pick up more while you are shopping.
Bedroom – bed linen (pillowcases, duvet covers, bottom sheets, mattress/pillow protectors), towels (per person), hairdryer
Bathroom – bath mat, hand soap, 2 toilet rolls, basic cleaning products
Kitchen – kitchen roll, bin bags, washing up liquid, dishwasher tablets (1 per day), hand soap, sponge, j cloth, 2 tea towels, 1 oven glove. The full list of kitchen equipment will be found in the guest area for your booking.
Fire – initial supply of kindling, wood and firelighters (enough for the first night)
What to bring
Personal toiletries – shampoo, conditioner, shower gel / soap, tooth brush, tooth paste
Gadgets – plug adaptors, headphones, phone, tablet and laptop chargers
We are fairly rural, so please bear this in mind if you are planing on doing a big shop! You may wish to stop on route to your cottage to prevent having to drive back on yourself after you have checked in.
In Reeth there is the Post Office with a village shop. Not only are you guaranteed a warm welcome but they stock pretty much everything you’d expect in a general store. It is incredibly well stocked for all essential items you may need from milk and wine to a massive herb selection, freezer items such as meat, pizza and fish pies etc. We’re always taken a back with what can be squeezed into a tiny village shop!
We also have a weekly market held Friday mornings which includes a veg, fish, meet and cheese stand amongst other things.
We’d love you to shop local if you can, but we know that is not always possible. So, for those wanting a bigger shop, below is a the locations of larger supermarkets.

If you arrive prior to 4pm, why not park on the village green in Reeth and take the walk around the swing bridge to Grinton. It’s a 2.5 mile walk to stretch your legs after a long drive and a perfect way to take in your stunning surroundings!
Alternatively, take a look at some our suggestions on things to do and places to relax and have refreshments – there is plenty of options to fill a few hours!
To access your holiday home:
- Check your emails for the arrival email sent to your inbox 7 days prior to arrival
- The email will have a link to the guest area for your booking, click the link to access the guest area
- Under the section titled ‘Gaining Access‘ you shall find the key safe code and location
- Enter the key safe code and pull down the black lever to release the key to the property.

Swaledale & Arkengarthdale in a nutshell
Swaledale and Arkengarthdale are two of the most northernly dales in the Yorkshire Dales National Park. It is a small, peaceful community of around 1300 friendly and hospitable residents!
Reeth is the main village in the two dales. Surrounding the village green you shall find a small selection of shops, cafes and pubs as well as a Post Office, ice cream parlour, photography gallery and two bakeries. See more information on restaurants and shops elsewhere in this guide.
To the south of the two dales is Wensleydale which leads to Wharfedale and Nidderdale an Area of Outstanding Natural Beauty. To the North is County Durham and the North Pennines. To the West is Cumbria, the Lake District National Park and the Howgills and to the East is the North York Moors and The North Riding of Yorkshire .
The Georgian town of Richmond is around 20 minute drive to the East and, to the South, is Leyburn also around a 20 minute drive. Darlington (30 mins) and Northallerton (50 mins) are the nearest big towns with trains linking to the cities of York, Leeds and Newcastle.
To the west, at the top of Swaledale, there is Buttertubs Pass, a dramatic and scenic pass which takes you to the popular village of Hawes in Wensleydale (it’s a must drive!). From here you can take the beautiful road to Ribbleshead Viaduct and the location of the Yorkshire Three Peaks, Ingleborough, Pen-y-gent and Whernside.
Further afield, but still within easy reach of you there are tourist attractions such as The Forbidden Corner (40 mins), Thorpe Perrow – Arboretum and Bird of Prey & Mammal Centre (40 mins), Ingleborough Cave (1hr 15mins). Not to mention the wonderful towns of Harrogate (1hr), Skipton, the gateway to the Dales (1hour 15 mins) and Barnard Castle (30 mins). Essential Property Info
If WiFi is available in your cottage you shall find the WiFi network and password in the guest area for your booking, the property manual and on the back of the router in the property.
Being rural the WiFi speeds can vary, where possible we have detailed the speed in the guest area. Overall the fibre broadband in the area offers high speeds that are available in most cottages, even the ones on top of high hills! Certainly fast enough for WiFi calling, FaceTime, to do work and for streaming services such as Netflix.
Trouble Shooting
Please note that the blue light should always be on the router for the WiFi to work. If it isn’t then the connection is faulty. In this case please turn the router off, wait 1 minute and then switch on again. If this fails to reset and the WiFi is still failing after the restart please contact us (do not attempt to fix yourself).
Heating
Being rural, we do not have access to mains gas, therefore all our cottages are heated via either oil central heating, LPG central heating or electric central heating via modern electric radiators or night storage heating. The heating type will be mentioned in the guest area for your booking.
All heating is maintained at a suitable temperature for the season, and it shouldn’t be necessary for you to adjust it beyond the programmed settings. However, if you do need to, the details of how to adjust the temperature will be found within the cottage manual found at the cottage.
Due to the rising cost of utilities bills, we would be grateful if you ensure all doors and windows are closed whilst the heating is on otherwise the heating will not be operating efficiently. If you are too hot, please just turn the heating down instead of opening the windows to cool down – thank you.
Kitchen appliances
We are sure you shall be eating out once or twice during your stay, but as you’re staying in self-catering accommodation you’d be pleased to know all the cottage kitchens are well stocked for everything that you should need to whip up a tasty tea! You’ll find, amongst other things: a fridge, microwave, stove, oven, pots &pans, Pyrex type dishes, utensils, glasses, cups, plates and bowls, knives and forks etc.
Some cottages have washing machines, tumble dryers, dishwashers and either full size freezers or a freezer compartment in the fridge – this information will be detailed in the guest area for your booking.
As part of your starter pack we supply dishwasher tablets (for cottages with dishwashers), washing up liquid, basic kitchen cleaning products, kitchen roll, sponge, j cloth, tea towels and oven glove – you shall find these on the counter by the sink.
You shall find instructions on how to use appliances such as; the dishwasher and microwave in the guest area and in the cottage manual at the cottage.
Should you have any questions before (or during) you stay please let us know!
Our housekeeping team will ensure that all beds are freshly made up for your stay and there will be towels left out per person. If your holiday home has a sofa bed or futon, the linen and towels will be left out for you (the exact location differs per property but will be detailed in the guest area for your booking).
On your departure day, please strip all used beds (including duvet covers, pillow cases and bottom sheets) and place in the laundry bags left for your use. Please also bag any used towels, bath mats, tea towels and one gloves used during your stay.
The rubbish collection varies in each cottage, therefore please refer to the information in the guest area for the exact process for your cottage. This information will also be in the manual for the property too.
We do encourage guests to use the recycling centres too, we have one in Reeth and one in Langthwaite. Please see the locations of the recycling centres below –

The TV set up is different in each cottage, the exact set up will be detailed in the guest area for your booking. Please check your emails for the email we sent you to access the guest area, give us a shout if you need it resending!
For those with streaming services, remember to make a note of your login details so you can login when you arrive to the cottage and access your favourite channels during your stay.
Also, don’t forget to log out when you leave!!
Saftey
Power cuts can happen in this part of the world – so be prepared, it’s all part of the fun of living in the countryside!
Should a power cut happen please first check to see if it is just your holiday cottage affected. If the power is off everywhere the Northern Power Grid will be working to rectify the situation as soon as they can.
However, if it just your cottage affected. Please check the electric circuit board. If any of the switches have tripped simply push the switch back up and power should be restored. If for any reason the power is not restored please contact us on 01748 900420 or contactus@holidayhomeyorkshire.co.uk
The location of the circuit board will be detailed in the guest area for your booking.
**Important**
Following any power cut, please ensure that all stove and oven switches are immediately turned off and all source pans etc are removed from the stove and oven.
This will ensure that when external power is restored there is no risk of fire from burning pots and pans. Similarly, if candles are used, guests are asked to ensure they do not pose a fire risk by being used thoughtlessly or by leaving burning candles unattended.
The location of the fire extinguisher will be detailed in the guest area for your booking.
Please familiarise yourself with the instructions so that, if you need to use it, you can do so instantly. There is a label next to the extinguisher which clearly explains the (simple) operation.

Should there be a leak in the cottage please turn the stop tap to the right to stop the external water flow to the house.

Please do not drive through flood water – your vehicle won’t thank you for it!
The fastest flowing river in England is here in Swaledale. The River Swale starts up near Keld and flows through the valley, hence the name, Swaledale. Arkengarthdale has a beck that flows through the valley aptly named, you guessed it, Arkle Beck.
The Arkle Beck is a tributary to the River Swale. When we have heavy rain, the River and the beck can cause flooding on certain parts of the roads. This can happen anywhere we know but it is likely to happen here if we have heavy rain.
Please do not drive through any flood water, it can damage your vehicle and you could put yourself or others trying to help you in danger.
There are always alternative routes to take. If you need help with an alternative route suggestion please contact us.
Snow and Ice
We do have our fair share of snow and of course ice in the winter season.
Our main roads are always well ploughed and gritted by Richmondshire Council. However, the side roads and the roads going over the tops are not always gritted.
So please, if it is snowing or if you are aware that there is likely to be black ice, do not try and drive over the tops or on side roads. Please take a lower route where the road would have been gritted.
Also, some the cottages we look after are in remote areas either high on a hill or along a farm track. If this is the case, we do advise that you move your car to a main road to avoid being snowed in.

Nestled at the northern tip of the Yorkshire Dales National Park, Swaledale is a breathtaking valley bordered by Arkengarthdale to the north and Wensleydale to the south. The Swaledale Valley
Carved over thousands of years, Swaledale’s distinct U-shaped valley is a stunning blend of contrasts. The River Swale meanders through lush green meadows, rolling farmland, and scattered woodlands, with its steep valley sides forming a striking patchwork of rock scars and pastures. This diversity creates an intimate and ever-changing landscape that captivates visitors throughout the seasons.
Swaledale’s Unique Geology
The Yorkshire Dales’ landscape is shaped by three key rock types—limestone, shale, and sandstone. In Swaledale, the uplands are dominated by gritstone, a distinctive form of sandstone that gives the region its rich palette of deep purples, tans, greys, and blacks. This striking geology not only defines the scenery but also supports a unique range of vegetation and wildlife.
Spectacular Waterfalls
Swaledale is home to several stunning waterfalls, formed by the natural land shifts of the Ice Age and centuries of erosion. The River Swale’s stepped valley sides create the perfect conditions for dramatic cascades, making them a must-see for nature lovers and adventure seekers.
- Kisdon Force – A series of picturesque waterfalls set in a deep gorge between Kisdon Hill and Rogan’s Seat. While not the tallest in the Dales, its powerful cascades attract canoeists looking for a challenge.
- Catrake Force – A four-tiered waterfall located upriver from Kisdon Force. Particularly dramatic after heavy rainfall, its largest drop measures around 20 feet.
- Wain Wath Force – A small but scenic waterfall, just 1.5 metres high, set against the striking limestone cliffs of Cotterby Scar. Its location on the famous Coast to Coast walking route makes it one of Swaledale’s most visited falls.
- East Gill Force – Formed where East Gill Beck meets the River Swale, this impressive waterfall has two distinct drops—one at 4.5 metres and a lower stepped cascade at 3 metres.
Swaledale’s Trees
Despite its rugged landscape, Swaledale is home to a number of tree species that have adapted to its unique conditions.
- Ancient Yews – Found clinging to limestone crags, some of these magnificent trees are over 300 years old and are now protected by Tree Preservation Orders.
- Juniper – Once widespread, junipers now survive in small, isolated populations, with around 40 recorded locations along the River Swale.
- Large-leafed lime & English oak – These native trees add to the rich biodiversity of the dale.
Heather Moorlands – A Rare and Precious Habitat
Swaledale’s heather moorlands form part of Britain’s globally significant upland habitat, home to 75% of the world’s moorland. These wild landscapes provide refuge for rare ground-nesting birds, including curlews, lapwings, merlins, golden plovers, and black grouse.
Careful management is essential to maintaining this delicate ecosystem. Gamekeepers conduct controlled burns in autumn and spring, a traditional practice that keeps the heather young and encourages fresh growth. This creates a mosaic of old and new vegetation, offering both food and shelter for wildlife while preserving the striking purple moorland scenery.

How to get here
Directions
The Yorkshire Dales National Park covers around 680 square miles in the North West corner of Yorkshire in the North of England. You can access the park all year round although be aware, some roads high on the moors become inaccessible by car or any vehicle in the winter.
Getting here by car
The Yorkshire Dales are easily accessed by car as it lies between a number of major roads: M66 to the North, A1(M) to the East, the A59 and A65 to the South and the M6 to the West. From these roads there are a couple of A roads and numerous B roads to get you safely to your destination within the National Park itself.
If using satellite navigation it is worth mentioning that although many postcodes do take you to the intended destination some may not. Due to this it is worth planning your route on a map before you depart on your journey as mobile signal can be patchy if phoning for directions.
Getting here by bus
There are a number of towns and cities that surround the National Park and which provide brilliant links in to the Dales.
Cities close to the Yorkshire Dales: York, Leeds, Bardford, Lancaster, Preston, Darlington and Middlesbororugh.
Towns close to the Yorkshire Dales: Skipton, Harrogate, Ripon, Kendal, Northallerton and Darlington.
The majority of bus services that link the major towns and cities together run throughout the year but it is worth checking on www.dalesbus.org for up to date timetables and seasonal bus routes.
Getting here by train
There are local train stations at Darlington, Northallerton, Ilkley, Skipton, Northallerton and Oxenholme. Trains can also be caught to any of the towns and cities mentioned above. From these stations, you shall easily be able to catch a bus to your destination within the Dales.
Alternatively there are two train lines that service the Dales;
- Leeds – Morecambe
- Leeds – Settle – Carlise – famous steam railway

Getting here by plane
There are four local airports:
- Leeds Bradford International Airport
- Manchester Airport
- Durham Tees Valley Airport
- Newcastle International Airport
From the above airport there are good links either by bus or train to the surrounding towns or cities from which you’ll find links to the Dales.
Getting here by Ferry
There are four local ferry ports:
- Hull
- Hevsham
- Liverpool
- Newcastle

Practical area info
If you need cash during your stay, the Post Office in Reeth can dispense cash over the counter. They are open 9 – 5 Monday to Friday and 9 – 12 on Saturday mornings.
If you require cash out of these times other cash points are available in Richmond, Leyburn, Catterick, Barnard Castle, Hawes and Kirby Stephen.

Hopefully you’ve had a relaxing stay! Before you leave, we would appreciate it if you could do the following:
- Strip all used beds and place dirty laundry in the laundry bag provided
- Run the dishwasher with any final dirty plates, etc.
- Ensure all windows are closed
- No need to clean the house, but please try to leave everything tidy
- Remove all waste to the external bins
- Replace the key in the key safe and shuffle the numbers back up.
