Tucked away in a peaceful corner of the Yorkshire Dales National Park, Neddy Meadow is a beautifully converted barn and welcoming holiday cottage in Swaledale. Just outside the picturesque village of Grinton, this two-bedroom, dog-friendly holiday cottage comes with two private acres to enjoy – a rare find in the Dales – surrounded by rolling meadows, the occasional flock of sheep, ancient dry-stone walls, and the River Swale below.
Perfect for couples, families, or friends, Neddy Meadow is an ideal base for exploring the Dales — whether you’re setting off on long walks straight from the door, tackling cycling adventures along the Swale Trail, or simply enjoying the stillness and starlit skies that make Swaledale so special.
Cottage Overview
Lovingly restored in 2025, Neddy Meadow combines rustic Dales charm with all the modern comforts you need for a relaxing break. Sleeping up to four guests (plus one dog), it’s perfectly suited to couples, small families, or friends looking for a peaceful escape in Swaledale.
Although compact inside, Neddy Meadow has been cleverly designed to make the most of its space — with an open-plan living area, fully equipped kitchen, and a cosy wood-burning stove for evenings in. Step outside and the cottage really comes into its own: unlike many Yorkshire Dales holiday cottages, Neddy Meadow is completely private and not overlooked, with its own patio area, parking for two cars, and an incredible two acres of land to enjoy — a true rarity in the dale. It’s the perfect setting for barbecues, stargazing, or simply letting dogs and children roam safely.
Explore Swaledale from Your Doorstep
Step outside Neddy Meadow and you’re instantly surrounded by classic Swaledale scenery — rolling meadows dotted with sheep, ancient dry-stone walls, and heather-clad hills. From this holiday cottage in Grinton, you can follow footpaths and bridleways that wind through the dale or stroll down to the village of Grinton with its welcoming pub, St Andrews Church (the Cathedral of the Dale) and an amazing book exchange like no other! Reeth is just a mile further on, offering gift shops, cafés, galleries, an ice cream parlour, a Post Office, 3 pubs, a wine bar, a weekly market and a true taste of Dales village life.
For walkers and cyclists, the choices are endless. Directly behind the cottage, Harkerside rises steeply with countless footpaths and bridleways leading over the fells — ideal for high-level walks, mountain biking, or gravel rides. From the doorstep, you can also take in well-known routes to Fremington Edge and Calver Hill, both rewarding you with sweeping views of the dale.
If you’d prefer something gentler, follow the scenic 3-mile loop to Reeth, treat yourself to an ice cream, and wander back to the cottage — or break your walk with a pint at the Bridge Inn in Grinton. And when the weather’s warm, there are even wild swimming spots nearby, where you can dip into the River Swale (the fastest flowing river in England) when conditions are safe.
Whether you’re hiking, cycling, stargazing, or simply returning happily muddy from a day outdoors, Neddy Meadow is more than just a place to stay — it’s a chance to slow down, reconnect with nature, and enjoy the best of the Yorkshire Dales from your doorstep.

Grinton is a small village situated on the south bank of the River Swale in the heart of the Yorkshire Dales. Grinton is in a great location as only a stone’s throw from Reeth and Fremington and very close and easily accessed from Leyburn and Richmond, which is 11 miles to the west. ...

We had a lovely stay at Neddy Cottage. The home is exactly as described and we’d be back in a heartbeat! The kitchen is very well equipped – probably the best I’ve ever had in an Air B&B – which was incredibly useful as we cooked 4/6 nights. The living area, kitchen and bathroom was spotlessly clean on our arrival and the homemade welcome cake was an unexpected treat. Overall the cottage feels extremely cosy and homely – making it the perfect home away from home experience. Thank you!

Lovely and cosy cottage with all the mod cons. Wonderful area, excellent walking routes and perfect for our puppy. Everything was clearly explained and ready for our stay. Beautiful!

Such a beautiful property in the perfect location. A few minutes walk to the local Pub, and about 20 minutes into Reeth which was lovely with pubs, shops, cafe etc. everything we needed for a peaceful weekend away. Hopefully we’ll make it back again soon. Can highly recommend the property. It’s new and spotlessly clean with quality finishing touches. There wasn’t anything that we needed. Thank you for such a lovely stay.

We absolutely loved our stay in this brilliant little barn conversion. It is exactly as stylish and idyllic as the pictures suggest and yet exceeded our expectations in being larger than it looks (while of course still being a quaint cottage). The cottage itself is absolutely perfect for a small family (we were couple plus toddler plus small dog). The kitchen has everything you need and the host provided a (large) camp cot and high chair. There are incredible walks right from the doorstep. The large premises is situated in the most beautiful setting which means that simply strolling the garden is a treat. You are in easy walking distance of Grinton and (slightly further) Reeth. Great local pubs for a pint after a long walk! Hannah was a brilliant host and was very responsive (we needed some assistance on a Sunday night and Hannah responded immediately and was happy to help.). The owners have clearly put a lot of love and attention into this and it shows! Welcome cake too!!
